Nvidia backs PORTS-Pike data centre value, not rent

Nvidia confirmed a residual value guarantee for OpenAI's 20-year lease at the PORTS-Pike Technology Campus in Ohio, capped at $105bn. The guarantee covers completed buildings only, with SB Energy building and operating the site. Nvidia takes an equity stake and becomes exclusive chip provider for the first half.
